The Avenue is a large residential apartment block in Kilburn, London, NW6. James Andrew Residential, the managing agent, approached EV-ON to upgrade the existing EV charging infrastructure. Residents had been relying on 3-pin plug sockets fitted in the underground car park, and Property Manager Jo Monk wanted to replace the legacy setup with a modern, safe, and professionally managed charging network for the whole building.

Legacy 3-Pin Plug Sockets Were a Fire Risk

Residents at The Avenue had been charging their EVs from basic 3-pin plug sockets in the underground car park. Standard 13-amp household sockets are not designed for the continuous high power draw that EV charging demands. Leaving a vehicle plugged into a domestic socket for hours at a time overheats the wiring, damages the socket, and creates a genuine fire risk. Melted sockets and burnt fixtures are not unusual on setups like this. The managing agent needed this addressed before it became a safety incident.

Charging That Was Too Slow to Be Useful

The 3-pin sockets delivered around 2.3kW at the absolute maximum, and often less. Residents were leaving their vehicles plugged in for 15 to 20 hours just to achieve a full charge. That meant permanent occupation of bays, long exposure to the flawed electrical setup, and a poor experience for anyone who had just spent real money on an EV. The residents deserved modern fast charging they could rely on.

No Billing, No Access Control, No Management

The 3-pin sockets were wired directly to the communal electrical supply. Every charging session added to the building's power bill, with no way to attribute the cost to the individual resident who used the power. There was no access control, no usage data, no fault reporting, and no way to manage the infrastructure over time. The managing agent needed a complete solution, not just new hardware.

New EV-Dedicated Fuseboard with RCBO and PEN Fault Protection

We stripped out all 24 legacy 3-pin sockets and their housings and installed a new EV-dedicated distribution board. Every circuit runs through its own RCBO in the fuseboard for residual current and overcurrent protection. The new Nexblue Point 2 chargers include built-in PEN fault protection, so safe earthing is maintained even if the incoming supply loses its earth reference. Everything meets current 18th Edition wiring regulations and OZEV installation standards.

24 × Nexblue Point 2 7kW Chargers with Dynamic Load Management

We installed 24 Nexblue Point 2 7kW charge points across the underground car park. Wiring runs through surface-mounted trunking and conduit, keeping the space clean and giving us full inspection access for future maintenance. A dynamic load management system monitors the building's total demand in real time and balances available power across the charger network. Residents get a full overnight charge without the system ever pushing the site supply over capacity, so no DNO upgrade was needed.

Fully Managed Billing and Access via Our Platform

Every charger is live on our management platform. Residents start a session with the app or an RFID card, tap to charge, and pay per kWh. The system handles billing, access control, usage reporting, and fault alerts. The managing agent sees performance and income through a dashboard, and revenue transfers directly to the building's service charge account. Our team handles all maintenance and resident support, so James Andrew Residential does not spend time chasing cable faults or payment disputes. Everything runs in the background.

The results

Project outcomes

The Avenue now has 24 safe, fast, managed EV charge points across its underground car park. The 3-pin plug sockets that posed a genuine fire risk are gone, replaced with Nexblue Point 2 chargers on a dedicated EV distribution board. Every charger has RCBO circuit protection and built-in PEN fault detection. Residents can charge overnight at 7kW without the site supply being overstretched, because dynamic load management balances demand across all 24 units in real time.

James Andrew Residential secured £20,400 in OZEV Infrastructure Grant funding through our application process, which reduced the upfront capital cost and made the project viable for the resident body. The install itself took four days on site, with no disruption to residents above ground and no loss of parking.

Billing and access are now handled through our management platform. Residents pay per kWh by app or RFID card. Revenue reconciles automatically to the service charge account. Jo and the team at James Andrew Residential no longer field questions about electricity costs or manage fault reports. The infrastructure will scale as more residents switch to electric, and the building has modern charging that matches the quality of the homes above it.
