Project details

Ashby Lodge is a residential apartment block in Hendon, North London. The building needed EV charging infrastructure that would serve current residents while allowing for future expansion. Here is a snapshot of what we delivered.

We were approached by Fifield Glyn and the Directors of Ashby Lodge to deliver EV charging for residents at their Hendon apartment block. Several residents had already bought electric vehicles, and others were asking when charging would be available. The directors wanted a proper infrastructure solution rather than allowing piecemeal installations that could cause problems later. They had received quotes from other installers, but the proposals either required running cables through the building's interior or involved platform subscriptions with ongoing fees. The residents' committee was divided. Some supported the project, while others questioned whether it was worth the disruption. The directors needed an approach that would deliver charging infrastructure, satisfy the skeptics, and leave the building better than before.

Divided Residents and No Electrical Capacity

The residents at Ashby Lodge were divided. Some supported the project, others were skeptical about charging infrastructure in their car park. Any solution needed to deliver visible value to the whole building, not just the EV drivers. The existing electrical supply was located inside the building. Running cables through the gardens and into the property would have caused major disruption both externally and internally. A new dedicated supply from UK Power Networks, brought in from the street directly to the car park, was the most practical solution.

Protecting Landscaped Gardens

Running power across the car park meant working through landscaped areas with varying ground conditions. In some sections the ground was too hard for trenchless methods alone. A combination approach was needed: moling where possible, and trenching with paving removal where the ground conditions required it. The building needed an installation that would leave the site looking better than before.

No Car Park Lighting and Complex Billing

The car park lacked adequate lighting for residents arriving home after dark. The existing bollard lights were dim and poorly positioned, leaving large areas in shadow. Residents had raised safety concerns at previous AGMs, but upgrading the lighting had always been deprioritised due to cost. The charging infrastructure would run from a new communal electricity supply, which created a billing question: how would individual residents pay for their own usage? The managing agent made clear they did not want to chase invoices or reconcile who charged what each month. Any solution needed to handle payments automatically without creating admin burden for the freeholder.

EV-ON worked closely with us at Ashby Lodge from start to finish. They handled the OZEV grant application, designed the charging layout, and carried out the full installation. The chargers with integrated lighting have been a real bonus for the car park. The billing platform runs itself and residents are making good use of it. It was a proper team effort and a pleasure to work with them.

Dual Chargers with Integrated Bollard Lighting

We installed 5 Rolec dual chargers with integrated bollard lighting throughout the car park. Each unit provides 2 x 22kW charging sockets and doubles as a bright LED car park light, illuminating the surrounding bays. While on site, we replaced and upgraded all the existing bollard lights to match the new units. The result was a fully lit car park for the first time, addressing a longstanding resident complaint that had nothing to do with EV charging. Residents who had been skeptical about the project now saw immediate value: better lighting for everyone, not just the drivers with electric vehicles. The dual-purpose chargers turned an EV infrastructure project into a car park improvement that benefited the whole building.

Combined Groundworks and Dedicated Supply

For the groundworks, we used a combination of trenchless moling and traditional trenching depending on ground conditions. Where the ground was too hard for moling, we removed paving and trenched before reinstating. We landscaped the areas after completion, leaving the car park more appealing than we found it. We also liaised with UK Power Networks to secure a dedicated supply from the street directly into the car park, keeping the chargers independent from the building's internal electrical system.

Automated Billing and Grant Funding

Our billing and management platform handles resident payments automatically. Drivers start charging via the app or RFID card, pay per kWh, and receive receipts instantly. The revenue transfers directly to the building's service charge account, covering the communal electricity costs. The managing agent receives monthly reconciliation reports with zero day-to-day admin. We handled the OZEV Infrastructure Grant application and secured £8,500 in funding to reduce upfront costs.

The results

Project outcomes

Ashby Lodge now has 10 charging sockets across 5 dual chargers, with improved car park lighting throughout. We upgraded all existing bollard lights and installed chargers with integrated lighting. The landscaping and reinstatement left the car park looking better than before.

The £8,500 OZEV grant reduced costs for residents. The dedicated UKPN supply means the building's main electrical system is not affected by charging demand. The infrastructure is built to handle future expansion as more residents switch to electric vehicles.

The billing platform handles all payments automatically, with funds going straight to the service charge account. The managing agent has no ongoing admin. Residents who were initially skeptical now see the value: better lighting, modern infrastructure, and a building prepared for the EV transition. Our team completed the installation in 13 days and monitors the system remotely.
