We installed 5 Easee One chargers with 3 future-ready points at Hill Court in Highgate, securing £5,750 in OZEV grant funding. Each charger connects to the resident's own electricity meter, so there is no communal billing or management platform. Residents pay for charging through their existing utility bill.
Hill Court is a residential apartment block on Stanhope Road in Highgate, North London. The building needed EV charging infrastructure that would allow residents to pay individually without a shared billing platform. Here is a snapshot of what we delivered.

We were approached by the directors and residents of Hill Court to install EV charging infrastructure at their Highgate apartment block. Several residents had already bought electric vehicles and were looking for a solution that would let them charge at home. The residents were clear about one thing: they did not want a communal billing system. They had seen other buildings where residents had to use apps, wait for monthly reconciliation, or pay platform fees on top of their charging costs. They wanted each charger connected to the individual resident's own electricity meter. Charging would appear on their existing utility bill, just like any other household appliance. We attended multiple meetings with David Bogush, Malcolm, and the wider residents' committee to understand their requirements and explain the available options. The discussions covered electrical approaches, groundworks, aesthetics, and grant funding. By the end of the consultation process, everyone was aligned on the project scope and installation method.
The residents at Hill Court did not want a communal charging system with a management platform. They had seen other buildings where residents had to use apps, pay service fees, or wait for monthly reconciliation statements. Instead, they wanted each charger to connect to the individual resident's electricity meter. This meant the charging cost would appear on their existing utility bill, just like any other household appliance. We presented two proposals: one using the landlord supply with a billing platform, and one using individual meter supplies. The residents chose individual metering.
The cable route from the mains room to the car park was lengthy and crossed several surface types. We had to lift step paving and trench through solid concrete beneath it. The route then continued through a long flower bed before crossing the main car park. The car park itself featured original Z-shaped interlocking paving blocks that had not been disturbed in decades. When we lifted the paving, the bedding sand was very close to the surface, which made excavation slower than planned. We had to work carefully to preserve the original materials for reinstatement.
Hill Court is a high-end residential building with well-maintained grounds. The residents and directors were clear that any installation had to be invisible once complete. Running cables across visible areas was not acceptable. We needed to find a route that would keep all containment out of sight while still delivering power to eight parking positions. The Easee Equalizer load management device also needed to be installed in a location that would not affect the building's appearance.
We are very pleased with the EV charge point installation at Hill Court. From the initial meetings with residents through to completion, everyone was kept informed and involved at every stage. evon designed a system where each resident pays through their own electricity meter therefore avoids complex management platforms, which is exactly what we asked for. The finished installation looks fantastic and you would not know the car park had been touched. More residents have come on board since and the whole system has been straightforward from the start. We installed eight individual circuits, each fed from the participating resident's own apartment meter. A sub-distribution board was installed for each charging position, located adjacent to the existing meter installation. Each sub-DB includes surge protection and PEN fault protection. The Easee Equalizer monitors total load across all chargers and balances power dynamically. This approach means residents pay for their own charging through their existing electricity supplier. There is no platform fee and no monthly reconciliation for the freeholder. Each charger is private and assigned to the resident for their demised parking space. Residents can use the Easee app or an RFID key tag to start and stop charging. Both are linked to their account, so only authorised users can operate the charger in that bay. Someone from flat 5 cannot charge their car in flat 7's bay. There are no ongoing software costs for the residents.
We installed approximately 30-40 metres of cable tray along the back of the perimeter wall. The tray sits on the opposite side of the wall to the car park, completely hidden from view. Behind the wall is dense greenery, bushes, and trees. The tray carries all eight supply cables from the mains room to the charging positions. Each cable was individually secured and routed neatly into its respective charger. From the car park and main areas of the property, the installation is invisible.
We trenched through the solid concrete beneath the step paving and excavated through the flower bed. For the Z-block paving, we lifted each block carefully and recorded its position. After laying the ducting, we reinstated each surface to match its original condition. The flower bed was replanted and the paving re-laid on fresh bedding sand. The step paving was refitted with new mortar joints. Once complete, the grounds looked exactly as they did before we started. Several residents commented that they could not tell where we had been working.
Hill Court now has five active Easee One chargers with three future-ready positions for additional residents. Each charger connects directly to the resident's own meter, so charging costs appear on their standard utility bill. There is no management platform, no app-based payment, and no reconciliation required by the freeholder or managing agent.
The £5,750 OZEV grant reduced the upfront cost for participating residents. The Easee Equalizer manages load across all chargers, allowing the system to grow as more residents opt in. Since the initial installation, we have activated additional Easee Ready points as new residents have purchased electric vehicles.
The groundworks and reinstatement left the property exactly as we found it. The cable containment is hidden from view along the perimeter wall. Residents who were initially concerned about disruption have commented that they cannot identify where we worked. We continue to support Hill Court with monitoring and maintenance as needed.
