We were approached by Parkgate Aspen and the Directors of Portland Court to assess the feasibility of installing a full EV charging network. With resident demand growing, the goal was to future proof the car park while keeping upfront costs manageable. The existing electrical supply could not support a full rollout.

Retrofitting EV Infrastructure in Restricted Underground Spaces

Portland Court needed EV charging across all 43 bays in their underground car park. A traditional installation would mean running 43 individual cable supplies from the distribution board to each bay. That approach is labour-intensive, expensive, and leaves the car park cluttered with exposed cabling running along walls and ceilings. For a property where residents take pride in the building's appearance, that was not acceptable.

Overcoming Limited Power Supply and Avoiding DNO Upgrades

The building's electrical supply couldn't support 43 chargers running at full power simultaneously. Even with phased rollout, peak demand during evenings when multiple residents charge at once would risk tripping the supply or requiring a costly DNO upgrade. Any solution needed intelligent power management to avoid overloading the system while still delivering usable charging speeds.

Eliminating Admin and Managing Communal Energy Costs

Some residents needed chargers immediately. Others had no plans to buy an EV and did not want to pay for infrastructure they would never use. The managing agent needed a solution that kept everyone happy. On top of that, the charging network would run off the building's communal power supply, but residents needed to pay for their own usage. The managing agent did not want to chase invoices or manually reconcile electricity costs each month. Any solution had to handle payments automatically and cover the building's energy costs from the income it generated.

It has been a pleasure working with EV-ON on the installation of electric vehicle charging infrastructure at Portland Court in Hendon. The team guided us through the OZEV grant application, designed a solution that covers all 43 bays without requiring a supply upgrade, and set up a billing platform so there is no ongoing admin for us to manage. Scalable Flat Cable Busbar Infrastructure

We installed a flat cable busbar system across the car park. It runs 3 circuits covering all 43 bays instead of 43 individual cable runs. The flat cable sits flush against the ceiling, painted to match, keeping the space clean and free of exposed wiring. This cut installation time from weeks to just 2 weeks and reduced costs significantly. It is the approach that lets us scale affordably. Adding new chargers later means plugging into the existing infrastructure, not running new cables.

Intelligent Dynamic Load Balancing

A load management device monitors the building's electrical supply and balances power across the entire charging network. Even with multiple residents charging simultaneously, the system never exceeds the building's capacity. When demand is low, each charger gets full 22kW power. When multiple vehicles plug in, the system distributes available power intelligently. Residents still get a full charge overnight without the building needing a supply upgrade.

Automated Resident Billing and Passive Revenue Generation

Each bay connects to either an Easee 22kW charger or an Easee Ready unit. The Ready units have a backplate with cables already terminated and tested. Residents who do not need charging today simply have the backplate installed. When they are ready for an EV, we plug in the charger and they are live within minutes. No new wiring, no disruption, no additional civils work. Our billing and management platform handles resident payments automatically. Drivers start charging via the app or RFID card, pay per kWh, and receive receipts instantly. The revenue transfers directly to the building's service charge account. We handled the OZEV grant application and secured £22,500 in funding to reduce upfront costs for residents.

The results

Project outcomes

Portland Court now has full EV charging infrastructure across all 43 bays. Three chargers are active today, with 40 backplates ready for instant activation as more residents switch to electric vehicles. The flat cable system keeps the car park looking clean, with no exposed wiring or cable trays.

The £22,500 OZEV grant reduced the upfront cost for residents. The billing platform handles all payments automatically, with funds going straight to the service charge account. The managing agent has no ongoing admin. Our team monitors the system remotely and handles all maintenance, so the chargers stay reliable without any extra work for the building team.
