We were approached by Colin Cohen Property Management and the residents' committee at Wickliffe Court to deliver EV charging for their Hendon apartment block. Three residents had already bought electric vehicles and needed charging at home. Six more wanted infrastructure in place for when they made the switch. The block is an established building with long-standing residents who wanted a straightforward approach: no apps to learn, no platform fees to pay, and no disputes over shared electricity bills. The project needed to win over a divided AGM, serve residents at different stages of EV adoption, and deliver a billing solution that required zero ongoing management.

Winning Over a Divided Residents' Meeting

Not every resident at Wickliffe Court was convinced that EV charging belonged in their car park. Some worried about construction disruption to the building's grounds. Others questioned whether communal funds should support infrastructure that only a few residents would use initially. There were concerns about ongoing management complexity and who would handle billing disputes if something went wrong. The residents' committee invited us to present at their AGM to address these concerns directly. Any solution we proposed would need to demonstrate clear value to the whole building, not just the EV drivers.

Nine Bays at Different Stages of EV Readiness

The car park has nine dedicated parking bays, but only three residents needed chargers immediately. The remaining six wanted infrastructure installed now so they could add chargers quickly when they bought electric vehicles. Installing nine full chargers would have meant significant upfront cost for equipment that would sit unused for months or years. The solution needed to serve both groups: operational charging for drivers today, and future-ready infrastructure that could be activated without major works later. This required careful planning of the cable routes, electrical distribution, and termination points throughout the car park.

Billing Without Platforms or Shared Accounts

The residents' committee was clear about one thing: they did not want ongoing software subscriptions or a shared electricity account that required someone to chase payments. Previous quotes from other installers had included management platforms with monthly fees and complex billing arrangements. The committee wanted each resident to pay for their own electricity use through their existing utility bill, just like they pay for electricity inside their flat. This meant finding a way to connect each charger to the individual resident's meter supply rather than running everything through a communal feed. The approach needed to work within the building's existing electrical infrastructure without requiring major upgrades to the main supply.

Face-to-Face Engagement at the AGM

We attended the residents' AGM in person. Rather than sending a written proposal, we walked through the installation plan step by step, showing exactly where equipment would be located and how the work would be completed. We explained the grant funding available and how it would reduce costs for the building. We answered every question from the floor: about disruption timelines, ongoing maintenance, what happens if a charger breaks, and how the billing would actually work in practice. By the end of the meeting, the committee had the confidence to proceed. The residents who had been skeptical understood that the infrastructure would benefit the whole building's value, not just the three drivers who needed charging today.

Easee Ready Future Points

For the six residents who were not yet ready to charge, we installed Easee Ready termination points. These are fully cabled positions with all the electrical infrastructure in place, tested and certified, waiting for a charger to be connected. The cables run from each bay back to dedicated distribution boards in the relevant meter cupboards. When these residents buy an electric vehicle, adding an operational charger takes hours rather than days. There is no need for additional groundworks, trenching, or electrical installation: just mounting the charger unit and commissioning. This approach meant residents could join the scheme when they were ready, without holding up the initial project or paying for equipment they did not yet need.

Individual Meter Supply with Dedicated Distribution

Each charger at Wickliffe Court connects directly to the resident's own electricity meter. We installed dedicated EV sub-distribution boards inside each relevant meter cupboard, with Easee Equaliser load management to protect the supply. The electricity used for charging appears on the resident's personal utility bill, exactly like their flat's consumption. There is no communal charging account, no platform processing payments, and no managing agent reconciling who owes what. Each driver simply plugs in and pays through their existing electricity supplier. The chargers are configured as a private network with RFID card access, so each resident controls their own unit. This approach eliminated ongoing platform fees and removed any risk of billing disputes between neighbours.

The results

Project outcomes

Wickliffe Court now has three operational EV chargers with six future-ready points prepared for expansion. Each charger connects to the resident's own meter supply, so drivers pay for electricity through their existing utility bills with no platform fees or shared accounts to manage. The future points are fully cabled and tested: when the remaining residents buy electric vehicles, adding a charger takes hours rather than days.

The £5,550 EV Infrastructure Grant reduced the upfront cost significantly. The grant covered £500 per bay for infrastructure works plus £350 per charger, making the project financially accessible for an established residential block. The installation was completed in ten business days with minimal disruption to the car park and grounds.

The residents who were initially skeptical at the AGM now see the value of the infrastructure. The building is prepared for the transition to electric vehicles without ongoing management complexity or billing disputes. Colin Cohen Property Management has no admin burden: there are no platform subscriptions to pay, no monthly reconciliations to check, and no resident payments to chase. The system runs itself, with each driver responsible for their own electricity use.
